Contract work price increases rights

The first question that arises .. for when is the development guaranteed, so that you can start? Or is it possibly not guaranteed at all?

As of now, a start of construction is assumed in 10/2021.

When developing construction areas, no guaranteed dates are given to (community). Especially at this time, that would be pure madness.

Are such price increases insignificant? Can we withdraw from the contract because of price increases if we have agreed in writing since when the prices are no longer the same and we can prove that a construction start before 09/2021 is not realistic?

Why should that be the case? Of course not. You have a contract and the company will adhere to it exactly as agreed. The named price applies for 12 months, then a different one. And again, the Baubeginn is completely irrelevant. That is why you will hardly find any supporters here for these construction contracts with land service. You bind yourself to a company and deadlines are running even though a plot is not even in sight yet. That is how it is now and cannot be changed, but you will have to live with the consequences. What does the contract say about it if no land is found? Only for the contractual reasons described there would you have a right of withdrawal.

In 09/2020 we signed a contract for work (with a 12-month fixed price guarantee) with a major general contractor, as they offered us a "land search service." Unfortunately, to this day, the general contractor has not presented us with any land on which we could build. In 01/2021 we found a plot ourselves and recently met again with our general contractor to finalize our building project.

If the "major general contractor" is named after a body part of the poodle, the contracts usually end, as far as I know, if no suitable land is found. The suitability criterion is, as far as I know, the buildability with the house model specified in the contract. In this respect, I wouldn’t have told them that I found it myself but rather waited calmly until they found nothing (which is not uncommon in this game).
