Good idea, so you would have the excavation done by the development company and leave the stuff on the property for further work?

Do you happen to know if the necessary clause in the purchase contract is added at the notary appointment or does it have to be arranged beforehand?

Indeed, this was not the main question/intention of the posting. We were more concerned about whether one views the whole thing negatively or can derive some benefit (not financial) from it.

A compacted, gravelled driveway might be positive, for example, before construction, but they certainly didn’t neatly set aside the topsoil underneath beforehand.

Ideally, both parties have the final version of the contract before the appointment. I assume (I do not know for sure) that minor changes can still be made during the appointment.

Yes, the contract can still be changed or supplemented even at the notary.

The contract must be provided to the buyer two weeks before signing! And yes, the topic of topsoil belongs in there with me. It's about 4, possibly 5-figure amounts!

Leaving gravel there is good, but only as much as you need. Otherwise, you'll end up disposing of it. If it's clean basalt 0/32, great. If it is already visibly mixed with dirt and clay, no rough builder will use it for foundation.

And as I said, you will need plenty of topsoil in the end if there is none left now. I've been burned on that.
