The question that interests us is whether complete renaturation or leaving the area as it is. Possibly it makes sense to leave everything as it is because of the construction site access.

You will probably damage curbstones yourself during the construction. Don’t do it, such a curbstone costs practically nothing. You can fix it (if necessary) when you do your landscaping.

That they always have to do the streets [tutti kompletto] in the NBG... was like that here too. Twice dragged over with the excavator, and the concrete stones are just crumb heaps...

Definitely have enough topsoil dumped in a corner where the pile won’t be in the way. You will need it when you are finished with your construction. The rest is a perfect construction road and crane setup area. Again: Where your construction area (driveway, garage, future yard, path around the house, ...) is, they should nicely leave that intact. Take the rest of the gravel away.

lean back, relax and just sign the contract, everything is fine, there is no disadvantage and no problem.
There is also no claim to "as before" or dismantling or anything like that, because this is a brand new development area, the current state is the first.

But none of that matters, everything is fine. The gravel, even if it has some dirt on it, you can use it for many things later and don’t have to transport the material. Your construction company certainly won’t dig the pit with a shovel, but will bring equipment, then it will all be done in half an hour.

I already understand that future builders see many problems that aren’t really that bad. Just talk to the guys on site, not in inflated official German, but just like you talk with your friends and everything can be easily sorted out.
They are all friendlier than it looks from a distance and often are willing, for a small tip, to quickly move the 40m³ pile after work.

At least with me it works out great this way. For 20€ and 2 after-work beers, the wheel loader worked for a good half hour and I could borrow the heavy vibrating plate over the weekend, if there’s another after-work beer on Monday.
The official way would have cost 300-400€ for the operation with invoice, travel, etc.

Life is all about give and take... and always be friendly.

That is what I mean. You have to clarify this question for yourself first. Get an idea of how it should look later and make sure that compaction in the garden area does not progress and that you have enough topsoil. You can forget everything in front of the house anyway – the current state is not a problem there.

Selling a property completely without valuable topsoil at the same price as others is not a small (financial) disadvantage for the buyer. The different condition should definitely be reflected in the purchase price. However, since the purchase price is set municipally, this is a difficult adjustment to make. Therefore, the proposed option "to deliver the topsoil additionally" is the most pleasant solution for all parties involved. But this should definitely be stated in the notary contract, because in the end no one remembers it anymore. Cost-wise, for usual sizes up to 1000 sqm, you are in the mid-four-digit range. 500 sqm * 0.2 m = 100 m^3 == 7 tandem loads. 1 tandem load of sieved soil in not entirely poor quality: 500€ net, more expensive if things go badly. Not everyone in the village knows someone who just happens to have excess soil nearby that only needs to be transported 1 km. Of course, that then goes for a small amount of money with the farmer's tractor.

Incidentally, the tenders for such measures usually include the requirements for the contractor to restore everything around to its original condition! So this is not something done just for a crate of beer.

Although the beer/the 20-pack on site is very helpful in settling it in the client's interest.
