Construction site: high noise level and flood area

At my former place of residence, semi-detached houses are being sold for three-quarters of a million right by the highway (no 500m). The aircraft noise comes free of charge. Some people just want it that way.

In the USA, near New York, I saw houses with swimming pools along a highway leading out of the city. Everyone has their own views on what they consider important ...

I once wanted to buy a house that is located directly on the Werra. When I arrived at the property, I immediately felt really good (living by the water, I usually just find it really beautiful).
Besides, it was extremely cheap.
I thought about moving there and thought about how I could deal with the disadvantage of very likely having water in the ground floor from time to time.

If the flood risk does not have the advantage of the beautiful location, I wouldn’t even consider it.

After thinking it over, I decided: I won't do it. There are simply too many disadvantages, which one could counter in some ways, but it remains uncertain and the annoyance is foreseeable.

It's not that simple ... Within a radius of 12km, there is exactly ONE property on Immoscout. Over an area of 450 sqkm!

And now you can feel free to tell me that there are of course many more properties and they just aren't listed on Immoscout ...

Whenever I hear about flood damage, I think to myself: "Serves them right."

I consider it negligent that building in such locations is allowed.

If "there is no other way," I think you can protect yourself against water with imagination and skill, especially if you are building new, but noise is a "NoGo" for me ... and if both come together, I would consider whether I should rather live somewhere else ...

Purely subjective. Some people don't care at all, others get really stressed. Spend some time on the property and find out for yourself. I would definitely build massively with sand-lime brick and install soundproof windows.


Fly screens on the windows. Otherwise no disadvantage.


If you are not in the HQ extreme zone, that's good. Still, I would for safety reasons elevate the house somewhat above the surrounding terrain, so that it is slightly lower in all directions. For example 30 cm.

I am personally a train fan. Some train noise would not bother me at all, but a highway next door would be completely out of the question... To me, the property does not sound all that bad :-)
