Hello everyone,
I have several questions.
I would very much like to build a bungalow and have found a suitable building plot, but I have not applied for it yet.
After looking at the development plan, I am doubtful whether it is worthwhile.
1st question: The noise level is between 66 - 70 db. There is a train station nearby. Of course, soundproof windows class 4-5 are required, which means I have to expect higher costs. But has anyone already had the experience of lying on the terrace in summer with this noise level?
2nd question: This new development area is at risk of flooding, i.e., HQ10, HQ100, and HQ extreme are marked. HQ extreme is already almost at the edge of the new development area. Is it sensible to build there?
Of course, there is always some risk. Does this make house construction more expensive? I have planned to build without a basement. Considering the worst-case scenario, should the house be built 60-80 cm higher? Horizontal barrier against rising moisture?
3rd question: A rain retention basin is planned, does it smell in summer?
4th general question: If a city water line runs under a building plot, is that not a problem for the builders? In case the pipes leak or need to be replaced.
