Construction project with architects

Hello everyone,

Our house construction project has unexpectedly gained momentum at short notice despite intensive preparation, as we surprisingly obtained a plot of land. The current status is as follows:
Plot (778 sqm) in the 2nd construction phase of a new development area has become available again at short notice. The remaining houses from the 2nd phase are already built and inhabited; according to the contract, we must move in by 31.12.2016, and the 3rd phase is currently being developed. We signed the purchase contract last week; the transfer of ownership is on 01.01.2016.
We already have an architect and are currently in the final planning stage (floor plan details, etc.). The start of construction of the house (Frisian house, 150 sqm living space, no basement) is planned for April 2016 depending on weather, so that we can move in at the latest in November.

Now my question:
When do we have to take out which insurances? Our plan was as follows

    [*]House and landowner liability insurance from 01.01.2016 (approx. €50?)
    [*]Builder’s liability insurance from start of construction until completion of work (approx. €200?)
    [*]Construction all-risk insurance also from start of construction (approx. €200?)
    [*]Residential building insurance from move-in with the 12-month option for fire shell insurance

Have we forgotten anything or do you have any suggestions for improvement?

The plan looks good, except that 5 months from the start of construction to moving in won't work. It will rather be 8 or more, depending on how well everything fits together. Maybe the deadline can be extended?

Where do you want to build in North Lower Saxony? :) We ourselves had (construction start June 2013) the problem that the one company that connected the electrician boxes (only THAT one does it), as well as the one with the construction water connection, had a waiting list of about 3 months :( The building authority is probably a bit slower in December as well. And the construction boom is everywhere here. So: hurry, hurry... I agree with Saruss - it's all going to be really tight. Since we built with GÜ, I can't tell you anything about the liability insurance :rolleyes:

First of all, thanks for the answers, but where does the 5-month duration from start of construction to moving in come from? If I count from April to November, I come to 7 months. Also, I have to relativize the moving in again: By November I meant that the external work should be finished, that is, the floor coverings, tiling, covering of the sloping ceilings, etc. do not have to be completed yet. Therefore, I am relatively confident that we can keep the schedule (we are already going full throttle!). But back to the actual topic: How do you see our insurance plan?

In my opinion, the homeowner's and landowner's liability insurance ceases at the time you start living in the house yourself. In the event of damage, the private liability insurance would then cover it. But only if you live in it yourself. If you rent it out, it looks different again. The building insurance also starts from the beginning of construction with the contribution-free fire shell construction insurance. Since our construction will also start soon: which construction all-risk insurance for about €200 did you find? For us, it goes towards €500 for a fairly simple end-terrace house...

No, you are mistaken. Average values of 7 to 9 months are mentioned. (Exception: prefabricated construction and Viebrockhaus) However, these are general contractor/general planner times, where someone has already recorded or could record the process in a construction schedule based on experience.

This usually does not apply to architect-designed buildings, which take longer.
