Does the principle of the party who orders apply only to rentals or generally when a broker is commissioned? Can the broker costs be passed on to the buyer and fixed in the purchase contract?

Bridge financing: did I understand correctly that the bank advances us a kind of virtual equity and we simultaneously assign exactly this amount from the sales proceeds? Where is the security for the bank if, for any reason, the house is not sold or is sold at too low a price so that the advanced equity can never be repaid?

Only in rentals. However, the regular buyer has always factored the broker's fees into the purchase price anyway, so they offered correspondingly more if no commission applies.

It is basically a normal loan, only that it is not included in the calculation of the loan-to-value ratio. So you secure it as usual with a land charge on the new property. It has comparatively high interest rates, but you can basically repay it in full at any time.
