Since you still don’t understand after so many posts, just get advice from a bank. We (now on page 11) aren’t getting anywhere here.

P.S. If you want a bridging loan, it’s clear that you will be building new. This amount, as well as the "normal" loan, goes into the new property. No "we act from my account" nonsense. That only works if you sell your place NOW and get the money. Finally understood?

yes, I think so.... but how is a clause usually and safely formulated in the purchase agreement for me, without pressure, so that moving in is only after consultation? I can hardly imagine that a potential buyer can/wants to move in only a year or even later

Hey, the buyer is the petitioner, not you. If someone doesn't like that they only get the property in 1.5 years, tough luck. That's exactly how it is at the moment – everyone is "cool" about home ownership with the current interest rates, since many couldn't afford it with other rates, a real seller’s market. For example, write the latest moving-out date in the purchase contract. "Only after consultation" is too vague. We had it written as move-out after 1.5 years with a three-month notice period (it was formulated so that we had 1.5 years plus 3 months time). The purchase price was paid immediately! In our neighborhood many parties (I know about half a dozen here) have arranged it like we did or also payment of purchase price only after x months/years (then you get your spending money only later, though).

That is certainly the most sensible way but still puts me under a lot of pressure that the new place will also be move-in ready... you also don't want to suddenly end up on the street
