Construction project market value house - estimates - market value?

So I can't quite understand the large difference the bank makes between a single-family house and a semi-detached house. I would ask 2 other banks how they generally approach this.

I would not base the decision on which house to buy/build on an appraisal of the house. It is "only" an internal consideration that does not have to reflect reality – except for special cases like the villa in the countryside (there will be market adjustments there). The leasehold should also not be a problem; the church actually has reasonable contracts that are easily accepted by banks. Just talk to other banks about how they view your two options.

P.S. On the subject of foreclosure: If it comes to foreclosure, the valuation of the property is the least of your problems – foreclosure usually indicates massive financial problems of the borrower = you.

; we will inquire at other banks. I think the difference between the single-family house/semi-detached house is because the single-family house has just under 600 m3 of enclosed space, while the semi-detached house has 750 m3 (due to the basement).

For the single-family house, we are at €1840 per sqm and for the semi-detached house only €1500. The single-family house is therefore already more expensive, but €1840 per sqm is still reasonable, right?

If you base it on the m3, it would be €472 per m3 for the single-family house and €393 per m3 for the semi-detached house.

Can someone tell me if these numbers are okay? Or is that too expensive? o_O

Hello Marple,

in addition to the banks, I also advise you to inquire with one or two life insurance companies.

Especially there you get quite good conditions in the long-term area (>20 years fixed interest rate).

For example, we financed with A..ianz - their offer was so good that it even significantly beat the employee conditions of the bank I work for.
