No, all good.
I also found the price rather on the lower side. I wasn't sure if you had included the basement in the price. What do you estimate for the utility basement?

TEUR 38, however only as a utility basement.

128 sqm + basement + 1 garage for 340,000 would actually be what I understand under turnkey in our case. Cost drivers are the cast basement including replacement material for backfilling as well as disposal of excavation, additional children's bathroom, controlled residential ventilation/heat recovery, everywhere RC2N with electric aluminum roller shutters, windows white inside & gray outside - (surcharge RC2, i.e. with laminated safety glass as well as spotlights instead of normal lighting points in the cooking-dining-living area is not yet included).

Network cables in all relevant rooms (living, sleeping, working) as well as SAT (mast, dish, 8x LNB) in these rooms were already covered by the construction service description - cited as examples for some comparable details that would otherwise cause additional costs. At the moment, I do not recognize that anything is missing. Although - exterior facilities were initially planned by the builder, meaning access/driveway would only be gravelled and compacted. These paving works are still additional.

Rather less, unless additional sealing is required; basements are of course always quite an expensive purchase.


That can, depending on the ground conditions found, actually become quite costly.


RC2N is sufficient _from my personal_ point of view as burglary protection on the ground floor and those windows in the attic or upper floor where slight access from outside is possible. So above carports or garages; on the other hand, RC2N doesn't cost that much more now so that it would significantly reduce your costs.

With a "normal" basement and "before" removal of excess soil, but with a prefabricated garage 2.96 x 8.96 m, I would estimate that around TEUR 290 is quite reasonable; with not overly elaborate architecture of the single-family house and without painting and flooring work. If the soil is difficult, the disposal costs quite high – do you need a chemical report for the excess soil? – quite a few costs will be added. Therefore, I consider the value of TEUR 340 _all in_ plus exterior work quite realistic.


That’s usual. I assume you can also get a price for this from your provider.

We are building in Upper Lusatia. We have now also had the prices confirmed again by the builders, as long as you don't have any special requests yourself. Of course, we do have those, but we have also planned a buffer for that (e.g., tiles, etc.)... Oh, and except for painting and laying the floor, the company does everything.
