Thank you very much for the suggestions, that was already very helpful! And yes, the plot is located in the town center. A building ground survey is already planned. The price per square meter is just under €11... Thank you for the remark, I will definitely be open to building only a single-family house! The house will be attached to the boundary with the property with house number 16 (the plan was basically like a kind of semi-detached house, so there would be no eaves towards the boundary).

Which construction methods for prefabricated houses/solid houses are recommendable?

Briefly about the price:

Without a basement: should fit quite well. With a basement: oops, very tight fit. Then the question arises what kind of basement is needed and how the actual additional construction costs (development) will turn out. Just for the basement alone, you could end up in the six-figure range (1,000€/sqm is a good guideline). Then there is not much left for the house including additional construction costs. We won't even talk about exterior facilities, etc.


Construction method with walls, ceilings, roof and windows ;-)

Otherwise, in the end, it does not matter whether you build monolithically, with ETICS, double-shell with clinker, timber frame or solid concrete. Each has its advantages and disadvantages. But all are basically recommendable. Even self-build with Ytong kit houses can be recommendable.

Says who? Then, of course, all my words about uncoordinated semi-detached house construction apply (forum search: Goalkeeperthread). You should consider the idea of a shed roof, ideally with the ridge lower than the firewall. Whether a "prefab" house is feasible depends on how accessible the building site is from the rear. Discuss this with the architect (without quotation marks! A construction draughtsman’s plan would be the gateway to disaster).

I think so too. I doubt whether you are allowed to build as you want.

That still says nothing about official buildability.

Even this low value makes me doubt whether this is building land.
A shed is not a “residential building.”

Hello , in my opinion, the 11 euros is the expected rent per m2. That is what I asked about.

Unfortunately, there is too little known about the construction project. It looks great, though. But with boundary development without a setback area, it won't work. Especially since building in the second row is not allowed everywhere.

I had also rebuilt my old collapsed barn. Even before the actual house construction. Solid with 36 cm walls. Because the barn, like yours, is a boundary development and extends into the neighboring property. If I had torn it down, the property would have been lost.

Try drawing your house with at least a 3 m boundary setback. Let's see what remains.

And you really don't want the trouble of a landlord either.
