@geislein: I can only understand that all too well. Back then, I also struggled through several forums and websites of [Baufinanzierer] and banks. With so much information, it's not so easy to get an overview.

Hello,

You should bring the following documents to a consultation regarding financing:



    [*]the last three payslips of the prospective borrowers
    [*]evidence of the equity to be used / passbooks – building savings account statements, etc.
    [*]identity cards
    [*]existing documents related to the property, if already available
    [*]documents from the preferred provider, if already available, construction contract, price information, etc.


The following points should be discussed during the meeting:



    [*]the options of modern construction financing
    [*]interest – repayment options – special repayments and much more
    [*]the options related to an existing financing
    [*]the total costs of the project
    [*]for new construction projects including incidental costs
    [*]the timeline
    [*]from the preparation of the financing application
    [*]throughout the entire disbursement phase (invoices, etc.)
    [*]up to the completion of the house

    [*]your other questions



The consultation should last at least 2 hours so that your future can be planned seriously!

Hello Bauexperte, wow – that is really a good checklist for a financing consultation for "greenhorns" like us. ;) I’m not quite there yet. A financing consultation is not scheduled yet. I’m still busy researching trustworthy financing offers. I’m reading up on comparison portals for online loans, etc. But hopefully I’ll get there soon and then this list will surely help me a lot. Thanks! @Santamaria: I’m very interested in how your consultation went.

thank you very, very much for your checklist. I was able to print it out before the conversation. The advisor was very surprised that I already had all the necessary documents ready on the one hand and on the other hand was so well prepared. The conversation lasted almost 3 hours. Since I am still a "greenhorn" when it comes to construction financing, your guide helped me a lot. Thank you for that

@ geislein: I have to say that this advisor seemed very patient and competent. I am glad that I contacted this construction financing broker. In any case, we then discussed 3 different repayment plans, considering my financial situation. You really should deal with this topic in advance. Just like you just did. There were already one or two situations where I didn't understand the advisor. So I had to ask again and again. But as I said, the advisor was very patient and really answered every question confidently and understandably. I should receive an offer by tomorrow afternoon or early next week. I think I will go for it. But I will definitely have my acquaintance who is a lawyer review the contract.

Hello Santamaria,
wow 3 hours! That is really long. But it also shows that the advisor really took their time. 3 different repayment plans?? Ohh I’m getting scared... Looks like a lot is coming my/our way. But of course the financial situation is the foundation for a reasonable financing. Because I always tell myself: You still want to keep living - not just work for the house or the respective property. So everything has to be carefully considered.
But nice to read positive experiences regarding financing talks/advisory talks right at the beginning of my research. :)

Nothing serious will happen for us before the beginning of next year. We have a plot of land in mind. But we still need to clarify property rights. That’s probably not so easy.
But I just want to be prepared. Exactly because I am an absolute novice when it comes to construction financing or financing models in general.
