Just walk into 2 brokers and your main bank and get a rate offer.

At this low interest rate level, I recommend choosing a long fixed term. You seem very creditworthy, so you could also consider 10 years if you can manage special repayments.

No one will tell you the breakeven point. Sometimes brokers offer good conditions because a bank XYZ is exactly looking for your customer (risk) profile.

For 15 years it would be ~1.8/1.9

Exactly the point is financing twice at 1.8/9 is cheaper than once at 2.5..
The second time can be 2% higher but lower at most 1%

Does not have to have one at KfW I think it can be dispensed with.. Investment costs are higher than the benefit.. Modern oil heating combined with solar is more than enough..+ wood stove on the ground floor

Oil is the future in the electric madness... Only nobody gets that... A new modern oil heating system is installed for 6000€ and it's also the cleanest! And in 15-20 years everything will be outdated anyway and whether all those heat exchangers will still be rattling in front yards is very questionable... Oil will be available at a bargain price
