I think you have to look closely here. In my opinion, a 120 sqm house and a 300 sqm house are not really comparable in terms of cost per sqm. The more sqm, the lower the price per sqm often is compared to small houses.Including the garage, I am currently at around €2,250/m2 plus approximately 50 in own contributions.

Alone the possibility to make changes "at short notice"... we are also really glad to have done it that way. However, when I look at the development, I am also very glad that we moved in at the end of January. Obviously at exactly the right time.Absolutely agree. What I wanted to convey, however, is that the often expressed opinion that building with an architect and individual contracts is more expensive than with a developer / general contractor is often a misconception. I would always do it that way again. The general contractor simply has a fundamentally different interest than the client. His goal is to offer the lowest possible performance within the set budget.
Quite interesting what I am reading here about construction prices.... I recently had a first price offer from the general contractor of 3700/sqm plus basement, garage, ancillary costs ...???? That means he easily blew the budget by 30%.... Standard general contractor equipment, no extras, upgrades or special requests discussed yet... e.g. plastic windows, KfW55... In the preliminary talk it was always about 2600/sqm.... Shaking my head...I would like to give a positive example: Architect-designed solid house KFW55, gable roof, air-water heat pump, controlled living space ventilation, wooden windows, partially basemented, 200m2 solid wood parquet Flooring total living area 305m2, heated 270 m2. Double garage 9.6x6 m. Architect's service phases 1-5, partially 6+7, all individual contracts. Start 06/20, move-in beginning 09/21. Construction costs are pretty much exactly on the architect's estimate. The awarding of the shell construction was 30k under budget, plus the 3% VAT brought about 12k additional savings. The additional costs compared to the budgeted plastic windows were easily manageable. Including the garage, I am currently at around 2,250 €/m2 plus about 50 in own contributions. We also approached various general contractors at the beginning. Leaving aside the miserable designs, we would certainly have spent 15% more with them. You need a good architect, time and a network.
Without knowing the site, architecture and equipment, the value is meaningless. All the €/sqm prices are good for discussing a development and obtaining a first rough approximation of a project budget. As a guideline for one’s own project, it is not good. Optimization of €/sqm serves the goal of achieving the lowest price per sqm of constructed space. Optimization for the residents’ quality of life, on the other hand, is a good project goal.
