I think you have to look closely here. In my opinion, a 120 sqm house and a 300 sqm house are not really comparable in terms of cost per sqm. The more sqm, the lower the price per sqm often is compared to small houses.

Absolutely agree.
What I wanted to convey, however, is that the widely held opinion that building with an architect and individual contracts is more expensive than with a developer / general contractor is often a misconception.
I would do it that way again and again.
The general contractor simply has a fundamentally different interest than the builder.
His goal is to offer the least possible performance within the set budget.

Alone the possibility to make changes "at short notice"... we are also really glad to have done it that way. However, when I look at the development, I am also very glad that we moved in at the end of January. Obviously at exactly the right time.

Quite interesting what I am reading here about construction prices.... I recently had a first price offer from the general contractor of 3700/sqm plus basement, garage, ancillary costs ...???? That means he easily blew the budget by 30%.... Standard general contractor equipment, no extras, upgrades or special requests discussed yet... e.g. plastic windows, KfW55... In the preliminary talk it was always about 2600/sqm.... Shaking my head...

Without knowing the site, architecture and equipment, the value is meaningless. All the €/sqm prices are good for discussing a development and obtaining a first rough approximation of a project budget. As a guideline for one’s own project, it is not good. Optimization of €/sqm serves the goal of achieving the lowest price per sqm of constructed space. Optimization for the residents’ quality of life, on the other hand, is a good project goal. The result is then, with the same budget, a house with somewhat fewer sqm than budget-possible, but higher benefit for the owners.

The 3700/ already includes the price increases of recent months plus the risk of further increases. Still very expensive.
Starting construction at the moment is certainly no fun and will eventually only be affordable for the upper class. Or you inherit the place along with the mortgage on it. In CH this is no longer uncommon.
