The GU also gives a fixed price, which in recent months has caused many to fail because the price increases have squeezed the margins. In times when prices are sometimes extremely volatile, you either have to be very brave to guarantee a "fair" fixed price or have the corresponding materials in stock. Otherwise, you just add a thick risk margin on top; someone will pay for it.

We will soon start building with individual trades. The first offers correspond quite exactly to the cost planning (created at the end of 2020). We will learn the shell construction costs next week, but since we are building without ETICS and without a wooden roof, we do not expect the costs here to be 30% above the plan... And even if so, this would not immediately increase the total costs by 30%.

Even with us, the architect's estimate is of course not accurate. But so far, he cannot be blamed for that... On the contrary, we are glad that our change requests can be implemented as economically as possible at any time.
