Hello,
Yes.
That will not happen.
Even though legally they are considered two different persons, there is a direct connection between the land seller and the house builder; I hardly believe the parents will allow the house to be built by another provider. The tax office employees are not stupid and will quickly find this out. Ergo, 5% property transfer tax on land and house will be due.
Rhenish regards
The construction company is a local firm. The plot belongs to the parents of the owner of the construction company.
Do I now have to pay property transfer tax on the total construction costs? That is, land + house?
Yes.
What happens if it is recorded in the notary agreement that I can buy the land on the condition that I build with the son's company?
That will not happen.
Although legally two different persons, there is definitely a connection, right? I can imagine that the tax office will do everything to make us pay for everything.
