Construction company wanted in the Ostholstein area / Heiligenhafen

Hello everyone,
we intend to build a single-family house in Heiligenhafen within the next 2-3 years.
We already have more concrete ideas of what the house should look like.

[*]Bungalow approx. 120 m² built-up area
[*]Solid construction, no KFW standard
[*]Gable roof approx. 35° pitch
[*]Attic expandable, partially open (clear space over living area)
[*]Larger garage (approx. 4.00 m x 4.00 m)
[*]"Normal" standard, no big fancy stuff...

The plot is already available and may be built on according to our ideas - in accordance with the development plan.
Our problem is: we currently still live in NRW and therefore can only be on site rarely, this is intended to be our retirement residence.
The well-known house suppliers have nothing appealing in their program, so an individual planning should be carried out.
Now some questions:

[*]How would you proceed, look for an architect or a general contractor?
[*]Are there any known construction companies / recommendations for the Heiligenhafen area?
I have heard of the company Specht from Fehmarn, are there any experiences?
[*]What costs should we expect (construction costs + additional costs)?

Bungalow 120 solid without KfW and without frills, 35° DN, then just take a look at the thread history of Karsten ( ), S-H fits too. Garage 4 x 4 m, is that supposed to be for the Smart and bikes?

Heiligenhafen.....go to Martin Specht, Bisdorf Fehmarn and plan your house with him. Ours is also from him. Very reliable, honest, affordable. We spent 280 with everything, including land and garden landscaping. Just finished. Walkable floor with stairs accessed, FHZ, gas, no KfW fuss, six by three Rekers garage, 35-degree roof with red tiles, solar and Velux, Studiodinder, Specht doesn’t do all trades himself, for plumbing he should take Wilcken, he recommends him anyway, for electrical Schütsch, not the other one with D, garden Knorr, painter freely assignable, his house painter is too expensive, leave tiles with Specht, his layers are top. Remember in the end, you are in ysH, in the countryside, no contract, handshake, look into the eyes, that's enough. No worry, it works.

Hehe, I "feared" you wanted to use the garage just like Karsten, only for the workbench, the [Pirellikalender], and the beverage crates.

Unfortunately, I can't contribute anything factual, but I just wanted to congratulate you on the great area. We just spent three weeks in Großenbrode (Nordstrand). Wonderful spot on earth.
