Condominium Financing: How high can it be?

I do believe that you would get a loan for the desired condominium, under whatever conditions. I also believe that you would have paid off the loan at some point, if nothing comes up, since you are still young. Nevertheless, from my point of view, the project is a size too big for you, because the figures mentioned by PhiTh are quite accurate. If your income is perhaps 1000 higher in a few years and some equity has been accumulated, the situation looks different.

Are the 400k including ancillary purchase costs at all?

Whether it's 400k or 350k purchase price, it doesn't matter. He has no equity, i.e. he needs full financing. Plus additional purchase costs, with a broker in Berlin over 10%, which he needs in cash. Plus kitchen. So on top of the full financing, another 40-50k€ consumer loan for 5% interest if things go well.

This is simply not a good idea.

The 400k was initially only an estimated amount. The final prices have not yet been determined. What is certain is that there will be apartments starting at 3800€ per m². No realtor fees will be added, as the whole thing will be marketed directly without an intermediary realtor.

Thank you for your assessment! As I said, this is not concrete yet, but was just a thought experiment for now. We will gradually continue to deal with it.

Overall, the price including incidental purchase costs should not exceed 300k in order for this to remain a realistic case (measured against current income), am I right? :)

We will probably look for a bank soon that can advise us further on this. But thanks for the initial food for thought.

3800 euros does not sound like a central location, but rather like an outer district. Otherwise, I would examine the construction service description very carefully and look out for other catches.

The 300T€ you mentioned seems realistic to me... In my opinion, you should urgently try to build equity. Reasonable loans usually start at 20% + incidental purchase costs. For example, we pay 1.9% interest for a 30-year fixed rate due to sufficient equity and accordingly little/no risk for the bank...
