That could actually fit quite well. The plot has an area of 263 m2. The 12 m width is certainly correct and then the plot is probably about 12x22 (just under). 9 m wide and 10 m(?) long will probably be the maximum building window.

I hope the information is sufficient for the purchasing decision. 9*10m are well suited for building a semi-detached house.
