Completion of insurance, the ideal time during new construction?

Hello,

once again a question to the group, as my head is starting to smoke by now ops:

We will soon have a row end house built through a developer.
We will probably acquire the associated plot of land at the end of October 2015. The start of construction will then be from February next year and completion around September 2016.

1 - Do we need house and property liability insurance from the time of purchasing the land? A private liability insurance probably only covers possible damages once the house is occupied, right?

2 - Building insurance with natural hazard coverage from the start of construction? And thereby also benefit immediately from the non-contributory fire shell construction insurance?

3 - Household contents insurance from the time of occupancy? Preferably with the same insurance company as the building insurance?

4 - Builder's liability and builder's risk insurance from the start of construction?

As you might see, I have many question marks over my head concerning the house and property liability insurance... Who is liable in the event of damage between the land purchase and the actual start of construction (in our case a period of about three months)?

I probably don't need to ask directly for recommended insurance companies, do I? After all, there are thousands of different variants/bases/experiences.

Still, I would appreciate some answers.

Please clarify first whether it is actually a property developer or perhaps a general contractor [GU/GÜ]?

You are contradicting yourself, making it almost impossible for us to give a precise answer on all points.

Sorry, if I expressed myself incorrectly or unclearly. It is actually a developer. The house and the property are purchased from them.

Then the date is the correct point in time from which the risk for the house and property transfers to you. Not a minute earlier or later.

A fire shell insurance therefore makes no sense, because you do not own a shell building.

And before the move, household contents insurance also makes no sense. Usually, one also takes the household contents insurance of the current apartment with them, then depending on the negotiation basis, the move is also insured.

And why builder's insurance? You are not a builder. And construction all-risk insurance? You don't even have a construction site.

Thank you for the information.

According to the construction contract, we have to provide builder's liability insurance and construction all-risk insurance before the start of construction.

The processing of the purchase of the land, purchase of the house, and clarification regarding the co-ownership agreement at the notary will take place at the end of the month (if the financing is secured).

It is an area on which a total of 27 semi-detached or terraced houses will be built.

The fire shell construction insurance is usually included free of charge in the building insurance, which is why the building insurance is taken out from the start of construction.

A household contents insurance would then be added from the time of moving into the house.

Am I completely wrong with my assumptions here?

But that I have to take out home and property liability insurance is beyond question, right? Because we will have an undeveloped plot for about three months...

You have a plot of land? Co-ownership agreement?

Now it gets complicated. WEG? For what? Some private liability insurances also cover such plots.

Then maybe it’s not a classic property developer after all?

Questions upon questions.

Why construction contract? With a property developer you actually buy a piece of finished house on land (even if it has not yet been built), so purchase contract. And now a contract for work and services?

I am confused.
