Children's rooms are okay
I find the ratio of children’s room to bedroom size great. The children live in their rooms. Only the parents sleep in the bedroom. You don’t really need more space in the bedroom.
The children's rooms are oversized for the size of this house.
Together, they have what the all-purpose room downstairs for EVERYONE including guests has... 14 sqm would be enough – the saved sqm are good for storage and utility room upstairs. The kids benefit from that too.
Take a look at closet solutions for under the stairs.
If the storage room is upstairs, you can hang a rod at the front in the space under the stairs for the wardrobe, and underneath put shelves on wheels in various heights and depths for shoes and so on.
We plan no underfloor heating for this.
I’m happy to be convinced otherwise about the 5 sqm technical room. It does seem to be something unusual after all. Let’s see what my general contractor says about it.
I know singles with a 6 sqm utility/tech room who can’t manage to store anything there. Laundry piles up in the bedroom or hallway in front of it...
What no one has mentioned yet and is often criticized, although one side of the room is often extended with many windows towards the garden – the all-purpose room is too narrow for its length or too long for its width. You have to like that. I would definitely install at least 6 meters of floor-to-ceiling windows in the side wall to integrate the garden.
