City Villa Floor Plan - Request for Opinions, Criticism, Improvements

Hello dear experienced home builders,

we are a young family who is now about to build a house.
It will be on a 630 sqm plot of land.
We have chosen a city villa type, so far we are at about 135 sqm of living space.
At the moment, we are not yet 100% satisfied with the floor plan, which we will also have to communicate to the construction company again (somehow it always feels awkward to constantly have something to criticize...).
We have the impression that the hallway in the entrance area will be too narrow because of the straight staircase (it will be a concrete staircase).

Now we are very curious about your opinions and also criticism.

I do not understand the situation on your property, why is it only made up of driveways?

The floor plan calls for an open staircase without risers and, so to speak, without a wall/door facing the living room. This would create a wonderfully open living feeling; the staircase would be transparent at first glance and would visually open up the narrow hallway. The storage room under the stairs would be omitted. But this is not everyone's preference, I also understand those who want enclosed rooms.

I don’t understand the orientation of the garage, at the very other end of the access road, either. Could you please fill out the pinned questionnaire?

Otherwise, I consider 135 sqm of living space, spread over 2 full floors, too small for a ground floor with a guest/office room as well as a straight staircase. An open staircase is nice, but the storage room is needed and as you can see yourself, everything is getting tight: hallway, open space... The bedroom is a joke... how is one supposed to sit at the bedside? You literally stand with your head against the wall... a total waste of the room.

A carport should definitely be built at some point! It should also be mentioned that we deliberately set the house so far back because we want the garden to have the afternoon sun. That is why the house entrance is on the other side.

The access road starts at the bottom left, where the small car is drawn. We have the front property, which is why the access road would theoretically continue further. Our parking space is currently on the front door side.
