Hello everyone,

We have created the following floor plans, do you still see potential for improvement in the floor plans or even major mistakes/misplanning?

Plot size: 671 sqm
Slope: no
Floor space index: 0.15 (house footprint max. 100.6 sqm)
Floor area ratio: 0.3
Building window, building line and boundary:
Number of parking spaces: 2 required (therefore double garage, minimum width/length of garage parking space 2.4/5m)
Number of storeys: 2
Roof type: cold roof as a hipped roof 25° as storage room
Max. buildable area with ancillary facilities: 150.9 sqm (floor space index 0.15 + 50%)
Client requirements
Style, roof type, building type: urban villa, due to storage possibility in the attic and max. living space utilization given the plot size
Basement, storeys: no basement (no budget), 2 upper floors due to development plan
Number of people, age: 2 adults, 2 children (10+6 years)
Office/guest: family use, guest room with 5 guests per year
Modern construction method: yes
Open kitchen, kitchen island: yes
Fireplace: no
Balcony: no
Garage, carport: garage 4 x 8m
House design
Who designed it: myself, with Sweet Home
What do you particularly like? Spacious ground floor, large children’s rooms, large entrance area
What do you not like? Double-turned staircase

The garage is now gone or just not shown, and the property the same as in ?

I say nothing without the floor plan! Because something doesn't fit (living room as a passage with a massive area, while no storage is available). To assess this, the floor plan must be available. No one benefits from a living room door opposite the staircase - it would be different to open the dining area.

I think it's quite okay. I would convert the kitchen door into a sliding door. If the floor plan from 11ant's link is correct, I find the garage really annoying. I don't think I would "attach" it to the house, but rather leave it lonely at the street in front. Then a living room window in the west would also be possible.

How about the utility room door under the stairs? Have you already calculated the heights exactly so that it fits? How wide is the door?

The views probably still need to be refined.

This is a common misconception. Geometrically, you maximize the area with the same perimeter if you make the shape square. Practically, you only create unused space inside the house – see the living room entrance and hallway above. You certainly do not gain usable space this way. I’m thinking radically open and remove all walls to the kitchen and living room, leaving only the cloakroom. Place the dining table centrally and regroup the kitchen... now it becomes a very special living space where the table becomes the center of life. Not everyone’s taste – for a family that does a lot together, an option.

If I don't want the stairs in the living room, I don't find the hallway too big, neither downstairs nor upstairs. What about you?
Sure, the openness of the area is nice, but with 2 kids who want to sleep while mommy and daddy are still watching TV, it's always a problem.
