You have a nice plot there. The division by the city is also very neat and, above all, fair.

First, I think you should horizontally mirror the whole thing. The sun mostly comes from the top left of the plan, right? So always put it in accordingly.
The upper floor seems unbalanced to me. The children's rooms are too small compared to the other rooms. Especially the mega walk-in closet – is it really necessary? How many meters of storage space do you actually need there? The bathroom is also bigger than the children's rooms. Do you need that? With that size, you would at least expect an integrated sauna. One should really enjoy splashing around there. Is that the case?

Can you give the exterior dimensions? You can leave out the bay window. Just something like 10x10 or so, so that one knows what to expect.

But you can see that no one can sit there anymore. Or if you sit around the table, no one can get between the dining table and the kitchen unit/bar counter. Let alone there are still bar stools standing there.

At the moment you have an unused gap in front of the bay window. You can of course slide the table there. If it doesn’t bother you that it then shifts considerably towards the living room. Then, on the other hand, you have an unused gap where the dining table used to be. In my opinion, the bay window doesn’t make much sense here.

you also have 0 floor space for a dresser or similar in the living/dining area without the room looking cluttered

Hello Matthias,

I happened to come across your thread and am happy to get to know a future neighbor in advance. We will also be building in this development area, provided the development plan is finally approved.

A bit has already been said about the layout of the rooms, but I would also like to add something. I took the pictures of your floor plans and rotated, mirrored them a bit, and inserted a north arrow for better orientation.

Why mirrored?

Ground floor:
This way, more sun gets into the living/dining area through the additional window in the kitchen, and more daylight also reaches the study. Alternatively, you can swap the office and utility room (observe the 10 sqm requirement) if mirroring is not an option.

Upper floor:
Although the bathroom no longer gets sun during the day, the children do, at least child 1.

Attached are the two modified images and one image of the development area so people can get a better idea.

If you ever feel like exchanging ideas beforehand, feel free to contact me. Unfortunately, I can’t send you a personal message yet, otherwise I would have already done so.

Otherwise, have a pleasant time as a young family. You surely have a lot going on right now. I was told that the development plan might be approved in October. Until then, you can still think about a few things.

So I can tell you from my experience that our BBPl procedure took years (proposal to approval)... Currently, the pure allocation procedure has been ongoing since Aug. 19... I also think you should be cautious about planning the houses already. The plots at the end of the two rows show a significantly smaller building envelope. Has it already been confirmed that it will be an open construction method? Regards
