Choosing a small plot versus the edge of the field

Hello everyone,
slowly the construction area is taking shape here and we possibly have a prospect of a plot.
To "choose" from are a 570 sqm plot centrally located in the construction area or a 470 sqm plot on the edge of the field.
It must be said that it will not always stay on the edge of the field. Exactly when, no one can say yet, but eventually another construction area will be designated adjacent.
What would you prefer?
Can one do something decent with 470 sqm, or does one inevitably end up sitting on the neighbor’s doorstep? Unfortunately, I have no idea yet how the layout will look like, which of course also plays a role.
We are five (3 children aged 2, 4, and 7) who all want their own room. My wife needs home office, etc.
I’m grateful for all thoughts and suggestions.

Floor area ratio? On 470 only a small house is possible. We have 590, I didn’t want less, there has to be a difference compared to the terraced house. So, 570 definitely.

470 would also be clearly too small for me. We have 750 m2, that is comfortable. Certainly 600 would also be enough.

570 is nicer. However, 470 (except in cases of poor layout or similar) is completely sufficient. 450 is often already standard in development areas. 80 sqm on the ground floor + upper floor. Then you don't have to have a huge driveway with double garage + 100 sqm terrace on the rest. The saved plot costs are often also not to be underestimated.

I have 308sqm and a single-family house on it and it works, but there are only three of us. The ground area of the house is 74sqm. You can't really say that in general, it also depends on what is allowed to be built. Three children, home office, that will be a rather spacious house. But if you don't insist on a bungalow, you can fit it on both plots. I wouldn't base it on the size.

Well, 450 is normal.... Tststs But I think I'm too old-fashioned for that. I still keep the saying in mind, beauty fades, the hectare remains, and have married a farmer's daughter.
