Changing the floor plan shortly before the building application - house construction becomes more expensive

but if you can build with a knee wall of 1.8m instead of the original 1.25, then you don't need such a major redesign, right? Well, the knee wall increase will be a bit more expensive. Have you really financed so tightly that you need additional funding for €7000 more?

I don't really understand it, but you always calculate a 5-10% buffer for unforeseen circumstances. Especially when the house "only" costs 220,000, you still have to sink some money into the construction site somewhere.

Best if you beg the general contractor again, after all, you all made the mistake... but the general contractor should be the expert regarding the calculated number of stories, a layman just doesn't get that (unless something is obviously like that [emoji853])

"or" is correct

Both 1.25 and 1.80 are within the critical height range (for the question of where you can work with facade windows and where with roof windows), whereby a knee wall of 1.80 additionally makes it difficult to still work sensibly with dormers. These 55 cm are a gift here for a favorite enemy.

If we knew the section and floor plans, it would be a bit easier to add some constructive input.

We have 1.30cm knee wall and are two-story. Haven't you had it checked whether this can be achieved through another change.

Possibly have it recalculated again. Our architect also initially thought it was one and a half stories, and upon closer calculation it was different after all.

To fulfill the two-story requirement by exceeding the non-full story, that would already be the practical approach, and it has already been

suggested. Unfortunately, the development plan wants significantly less knee wall here (in the roof above the second story) and actually a classic straight-walled full story on the second floor; although the building authority can imagine a compromise, quasi as a "negative knee wall" starting the roof slope of the third already in the second.

Unfortunately, some municipalities interpret the purpose of a development plan such that all houses have to look like the mayor's ;-(

The enlargement of the half-storey by exceeding the area that would define a half-storey apparently is not possible, since the knee wall was specified with a maximum of 80 cm. That means that in the attic there may be a knee wall of 80 cm, and on the first floor a full storey with a minimum ceiling height of 2.75 m?

As an exceptional permit, are you now allowed to build on the first floor with only a 1.80 m knee wall, or how am I supposed to understand this?
