Larger ground area on the ground floor, nice shed/stepped floor – this can also mean a nice duplex development. How big is the plot and building window? Have you already calculated how much area is available to you?

Is there also a specification for the plot ratio?


Depending on the federal state (elsewhere also 2/3), this is the limit from which an attic with a sloping roof would also count as a full floor, which would be too large with an "I" in the development plan. It does not necessarily follow that from the floor area ratio of 0.4 one can also derive a plot ratio of 0.7.

Often, a plot ratio is no longer specified because its limitation is already sufficiently effective in practice.

For example, if it said floor area ratio 0.4 to plot ratio 0.6, one could, for example, exploit the half-floor limit above and end up at 0.34 below, or exhaust 0.4 below and only add 50% above.

Development plans from the very recent past mostly designate "ED" as the acceptable house types in most zones. Simply because currently a generation without a building savings contract is asking for U400 plots especially for budget reasons.

No information about the floor area ratio is provided in the development plan.

Per unit, 90 sqm can be built on the ground floor and, according to the seller, an additional 75% in the attic.

225 sqm plot with a floor area ratio of 0.4 corresponds to 90 sqm built-up area (not to be confused with living space).

By the percentage value, he probably means the full-floor threshold of the state building code. This does not mean that the local development plan actually allows such a large attic. And certainly not that such a large knee wall would be permitted as would be needed for this size.

Sellers of small plots like to embellish their possibilities.
