Buying land versus the current situation

I want to reinforce this perspective of yours. You have addressed many thoughts and considerations in your post, all of which are worth considering, but for me it boils down to the following points: - Inflation - You have two children, so you cannot just consider a time horizon of maybe 60 years, but rather maybe 120 years (by this I mean that in my subjective opinion the purchase would also be worthwhile if "only" your children benefit from it) - Rents will continue to rise - With rental apartments/houses you have little influence on the likely continually increasing ancillary costs, but with a single-family house you certainly do - 30 km from Dresden is a very attractive residential area - Building land is becoming ever more valuable due to, among other things, politically desired scarcity - and much more If you decide to buy the plot, you might consider aiming for a longer loan term. I belong to those who assume that interest rates will not significantly decrease again anytime soon. If it wasn’t clear enough: If I were you, I would buy the plot. :)

The great-grandma is probably glad not to have built (because real estate is, after all, immobile and Silesia is no longer ours).

We bought our plot 19km from Dresden. For about 3200m2, after negotiating, we paid 130,000€, of which about 1400m2 is residential building area. Quite similar to you. I think prices will rise permanently; they have always done so in the long term, so take my advice. Whether you build or not doesn’t matter at first. Maybe sell or divide it at some point. You won’t get that much land for so "little" money in the future. I think eventually East and West Germany will equalize, so prices will be like those in West Germany. More and more large companies are also settling here, such as Bosch recently. Thus, salaries and disposable income rise, purchasing power increases, prices go up. The only risk I see is a decline in the population, but in the commuter belt of a big city, that shouldn’t really be an issue. We definitely don’t regret it.

Something makes me suspicious that the entire property has to be financed already ….. then maybe it’s good if you pay that off first and then see what to do next
