For the proper loan through intermediaries. Whether brokering variable loans is also worthwhile, I don’t know. I would immediately block any complications with [TA-Darlehen]. I haven’t seen any offer where you actually have a real chance to save something with the [Bausparer]. The structure is simply way too expensive at the beginning.

For God's sake, don't go to a loan broker - they are paid by the bank with which you ultimately take out the loan - so they do not necessarily have the best offer in your interest. Interhyp, Dr. Klein or whoever they all are, stay far away from them.

Find a fee-based advisor, pay them about 5-10 hours at €150-200 each, then you know for sure that they act independently and on your behalf.
If they save you 10 basis points, they have quickly amortized themselves.
And if you don't regularly have contact with banks yourself, they will save you that quite quickly.

The big problem is that ALL brokers access the same platforms and therefore receive the same conditions (except for super commissions for especially strong brokers). Every broker can present the same condition in the end. The advantage of the (rarely found in the wild) fee-based advisor is that he operates even more independently than Inter., Dr. Klein, etc.
Interhyp is 100% ING, but still ING is not the main partner in brokerings. So advice there is independent as well. Dr. Klein is Hypoport, and is therefore the leading brokerage platform on which also independent brokers operate.

Correct. However, there are certainly banks that offer higher commissions and are therefore preferred for placement... In general, retros are a red flag for me.

Edit: In Germany, retros (retrocessions) are commissions or kick-backs
