Shit. Another bank that cannot (or does not want to) calculate. With a 50bp margin, it is not possible to cover the costs of variable financing. Not to mention a profit = the bank's return on equity. And liquidity costs are also not factored in. I would estimate that your bank is losing about 1% p.a. on this - at least with the variable loan. Be very glad that you get a price that is (positively) beyond good and evil. Thumbs up!

Not my problem if they can't do the math ;) Although the common margin as far as I know professionally is around 1÷ for larger volumes. At the moment, I think they are quite glad to be allowed to finance anything at all.

Briefly on the subject of "waiting": Due to a delay in the start of construction (2019 to 2022), we had to accept a price increase of about 21% for the shell construction, windows, and roof! Of course, Corona and material shortages were also an issue, but also our, in hindsight stupid, dawdling.

Yes, this is super interesting for the topic creator, whether the bank earns its margin or not. I also always ask concernedly at Rewe whether they still earn enough on the offers or if I should rather voluntarily pay 2 cents more...

The interesting question is actually whether you are willing to put up around 3,000 EUR monthly just for the loan? Usually, one calculates with 40% net = maximum loan installment, so you would need to have 7,500 EUR net. Currently it is 5,000, with children you will not both be able to work full time.

The plot hits hard, it would be better to be half as big. Because what is still completely missing in the calculation are secondary construction costs, outdoor facilities, etc. For 810,000 EUR you get the plot and house... no connections, no garage, no paving work, no terrace, no garden, no fence. So we are rather talking about 900,000 EUR.

You are quite the smartass again. There are only two questions that are relevant when building a house.

1. How much does the fun cost in €?
2. Can I afford the fun?

And for question 2, it is indeed relevant whether you have to pay market-standard interest rates or find a dumb bank that is simply 1.5% p.a. cheaper. You can also often find special offers at REWE, even if the price for the item is otherwise significantly higher everywhere else. And if there is a special offer, you can either shop expensively or have to leave it be.

We had that feeling too. The question is whether to take out a large loan for the land at current interest rates now and save some equity? As I said, we also have the option to place the burden on the land within the family.

Yes, unfortunately. However, half-sized plots in the same town always cost just under 300,000€. It's just on the outskirts of Berlin with train connection.

Where would you go and get offers? In the family, we were recommended the Postbank and Debeka, but with 80% financing either a normal loan or an interest-only loan plus building savings contract with about 4% interest each comes out....
