A rented condominium that is sold again after less than 10 years is subject to a speculation tax upon sale. You should take this into account if you want to make a profit from the sale. However, I can imagine that this is rather unlikely in 5 years, because the ancillary purchase costs must also be recovered first.

So my idea was to buy the apartment and then pay it off relatively quickly. I can then bring the apartment as equity 1:1 into the financing, right?

But I would like to keep the apartment for years. At least 10 years.

It then hardly makes any tax sense to pay taxes on the profits from renting out the condominium because the loan is already paid off and at the same time interest has to be paid on the private house. Normally, the equity is rather tied up in one's own property and the rented property is financed externally.

Can someone tell me approximately how much tax I would have to pay? Does this also apply to the period during which the apartment is being financed?

I could bring the apartment 1:1 into the financing, right? If the apartment is worth €50,000, that counts as €50,000 equity, is that correct?
