This is roughly how the property would look. The utility room would really only be for heating and water, storage space is on the shelf in the crawl space above the bathroom/utility room/bathroom. The bedrooms are 3x4m, so not really small, and with a loft bed the entire floor is available... The bathroom with shower could be a bit wider, but the building envelope known to me so far does not allow for that. However, the statement was quite "vague" since no plan was available at the time of the discussion...

Your bathroom is barely 6 square meters, but then there's a guest WC where the shower is? The utility room is still much too small. Where is the heating supposed to go? A washing machine? For me, none of this really works.

Yes, eventually 4 people have to get ready in the morning.

I oriented myself on gas combi boilers, nothing else should go in there, maybe also some laundry to dry.

Still goes into the built-in cupboard in the hallway.

For me, it already works in my mind so far

Go down to your heating cellar / utility room where you live now.. There you can see what kind of technology and connections come into a room alone. Also, you need minimum distances for the hot water tank and the piping.

And electricity HV / telecommunication connection and other things also require minimum distances from certain items.

The heating distributor also needs to be housed somewhere.

The bathrooms don’t work at all like that; solely because the space for pre-wall installations is not considered; for example, the door also collides with the guest washbasin.

How thick are the walls actually? I hope not only 12 cm?



That is literally a purely crawl space; with normal ceiling height; ceiling and the 3.50 m ceiling height required in the living room combined with flat roof.
