Bungalow for 4 people with attic expansion - Which floor plan?

Nordlys: thank you very much for your reply I just wanted suggestions and not for someone to draw me a floor plan ... why some people are annoyed. The plot is 900m2 and to be built on with 0.2

Why don’t you first take a look at the catalogs of the prefab house providers? When it comes to beautiful bungalows, Varioself and Rensch-Haus come to mind spontaneously. But of course, that is a matter of taste.

I'll throw in again, if you want to fully develop the attic anyway for the kids, then why the hell a bungalow??? Then you might as well build a house, with a staggered floor if you want. The point of a bungalow is to have ALL living rooms on the ground floor (for 4 people I personally wouldn't go below 150 sqm). The attic can then be accessed with a proper staircase and fully insulated, but is intended as storage or as a last resort should child number 3 be announced. A bungalow is not cheap if you want to keep the attic expandable and the connections need to be cleanly routed upstairs.

I'll give you a few suggestions. Building services, KfW standards. They like to sell you everything above standard, which would be the Energy Saving Ordinance standard gas solar for hot water, Ytong plus plaster. If you stick to the standard, you will have around 55-60 euros gas per month like us and around 40 for electricity. Energy thus 1200 per year. If you now save 200 with technical stuff but have 12,000 thousand additional costs, then do the math yourself, forget it and rather make your garden nice.
Also roof tiles. The high gloss ones are only worth it where there are many trees around. Otherwise, standard tiles do just fine. But definitely remember outdoor electricity and sockets outside, for lights, for edge trimmers, boombox. And water outside, a tap by the back door to wash paws or shoes, one on the terrace for watering flowers. Equip them with tap meters to pay only for water without sewage. Such a meter costs 29.90 and really saves money.

to evolith. The plan will be. The elders live downstairs, if children visit then they can stay upstairs. Otherwise, up there is storage, ironing room, sulking corner after marital quarrels, space for Olga from Minsk when the 24-hour caregiver is needed.

Upper floor: 2x children's rooms = 30 sqm & bathroom with shower 8 sqm & hallway/stairs 8 sqm = 46 sqm

leaves 74 sqm on the ground floor

minus 16 sqm kitchen minus 8 sqm technical room minus 10 sqm guest room minus 4 sqm WC minus 10 sqm entrance and hallway area minus 10 sqm master bedroom:

leaves a modest 16 sqm for a living/dining room.

That will be a pretty small place...

By the way, an open kitchen-living-dining area relaxes the situation in small houses as well.
