Hello everyone and a Happy New Year.

I have been following along diligently for quite a while now, as my partner (31) and I (33) are about to start building our house.

For a few weeks now I have been working on the floor plan and would like to get some opinions on it; perhaps you see some potential for improvement. North is at the top of the site plan.

Bebauungsplan/Einschränkungen
Plot size – 754 sqm in the north of M-V
Floor area ratio – 0.25
Building window, building line and boundary – 17x20m
Edge development – garage on the property boundary
Number of parking spaces – 2
Number of floors – 1 full floor
Roof type – 25° hipped roof according to the development plan
Architectural style – bungalow according to the development plan
Maximum heights/limits – eaves 4.2 above street surface

Anforderungen der Bauherren
Basement, floors – no basement, but attic expandable with knee wall approx. 1m
Number of persons, age – 2 persons, first child in July, second planned sometime later
Ground floor kitchen, living, bathroom, master bedroom, small guest room/office
Upper floor children’s rooms
Utility room adjacent to living room, as an aquarium is to be built into the wall.
Seating for up to 8
Fireplace
Garage, double carport

Hausentwurf
Who did the planning:
- Do-it-Yourself by you
Personal price limit for the house, including equipment: 180k
Preferred heating technology: gas condensing boiler + controlled residential ventilation

Why does a full staircase lead to the upper floor? Where do you want to put the children!? I assume you want to convert the attic? Be careful to make the unconverted upper floor properly vapor-tight or alternatively heat it fully (which would probably make more sense). Apart from that, I think it would be annoying to always have to walk through the house from the bedroom to get to the bathroom. The way to the kitchen is very long. The utility room is small with 6 sqm.

Children's rooms should be located in the attic + small shower bath. Unfortunately, I also don't like the bathroom at the other end of the house. Unfortunately, I can't think of any other idea on how to accommodate the rooms under the given conditions. Utility room adjacent to the living room. And one side of the house has no window options due to the adjoining garage.

Have you ever designed the attic with a 25° roof pitch? There is hardly enough space for 2 bedrooms and a bathroom.

With a knee wall of 1m and the floor area below, approximately 60sqm with a minimum room height of over 2m result in the attic. I think that should be sufficient?

Yes, that works. Idea: Put the kitchen where the utility room is. Swap the utility room and the bathroom. Separate the office from the living room.
