Question catalog on floor plan

There are currently 2 potential building plots. One facing south and one facing west. The building site currently plays a subordinate role. Both plots are rectangular and offer enough space. The neighboring buildings are also airy because the plots around are very large.

I want a bungalow to have everything on one level to live well in old age. The budget is tight, so I have avoided unnecessary corners and bay windows. A hipped roof would be great, but for cost reasons it will rather be a gable roof to use the storage space but keep costs low.

Development plan/restrictions Flat plot, mixed-use areas, requirements at least 20-degree roof pitch

Builders’ requirements Separation between cooking/eating and living so the children can watch TV while the adults sit at the table. Large open-plan kitchen as the central point, 1 mini-office to store files and occasionally do a conference call. Dressing room, 1 children's room, mini room as a cloakroom

House design Own first ideas

If you have to do without... We have already tried to plan very economically. Why has the design turned out the way it is now? e.g. as many wishes as possible considered and cost-effective

What is the most important/fundamental question about the floor plan summarized in 130 characters? What can be optimized? How could the hallway be made smaller? What is absolutely not acceptable?

For a south-facing orientation, I would use reflective surfaces. I would not plan the wardrobe as a junk room, but simply a decent closet. I would eliminate the mini office and look for a solution for the bedroom or living room. The dressing room is very generous for the size of the house.

If you are going with a gable roof anyway, I would plan the office and children's room upstairs and make the floor area a bit smaller.

Draw realistic dimensions everywhere. The bathroom is somewhat modestly equipped.

That makes you really likeable: finally a down-to-earth statement... Although I don't find the design very successful at first glance, with your statements one can appreciate the down-to-earth and realistic point of view from you. How much budget is there now? Will it remain with one child? There was information here a week ago that some general contractors charge more for a pitched roof. Tips / advice: plan a TV room as a retreat. Documents can, as said, be kept in a closet. Teleconferencing is possible at the kitchen table, the rest on the sofa, dressing rooms take up a lot of space. One little room (office or dressing room) less, instead the utility room 5 sqm larger. That then makes everyone happier: laundry washing, child can store sports bags there, printer can be placed there. Or make the roof steeper, stairs, upstairs retreat, children’s room and storage room. Then the house can be smaller.

I also see potential in the gable roof: the roof is relatively steep and then upstairs there are rooms like office, files, guest, etc. that can be executed relatively simply (wood-beam ceiling without additional heating). Downstairs it is more open.
Google [Landhaus-Brodowin]. There you can also find information about architecture, floor plans, interior views. I find it very successful and can well imagine it for a small family in a loosely built-up environment.

Are the external dimensions fixed,
a widening to 10/11m relaxes the floor plan along the entire length.
Where is south and the terrace planned?
