Bungalow floor plan. Floor plans from GU/architect are not liked.

Hello,

I am currently designing the floor plan. The problem is that I somehow do not like any of the proposed floor plans from [GÜ] or the architect.

The plot:

16 m wide and 26.8 m long = approx. 430 sqm. Not exactly large.

Floor area ratio = 0.4 + 0.2 for terrace and driveway.

I believe in the floor plan the carport and terrace are a bit too large.

About the house.

The street is to the south.

I actually want the living room to be in the south, but I do not want the terrace to be by the street. Somehow there is a small conflict of interest.

What do you expect from the forum? A plan?

Unfortunately, no one knows the framework conditions. Like how many residents, how the plot is situated, what the neighborhood looks like (shade), and so on.

I can only say two things: a terrace facing north is for shade lovers, and the kitchen is really small. But to each their own.
I think an architect can definitely make more out of the generously available floor area. Why bungalow? And not 1.5 stories? Not allowed, or not desired?

I don't think you'll find an architect here who will just whip up a floor plan for you.

I don't like the floor plan at all, and I wouldn't know how or what could be improved.

...has nothing to do with "like" or "dislike." It is not a house design, it is a series of rectangles that have been given a name. It starts with Irr and ends with Garten. Sorry, there is absolutely no way to improve it :( The Bus and Güs have standard floor plans for bungalows that are not bad, at least those work. If you don’t like any of those, check out Danwood, Lux, and the high-end prefab companies, they have nice ideas (it doesn’t have to be the company you eventually build with). Besides, there are always options to rotate or mirror floor plans so that you can position the terrace correctly.

I agree with ypg. Floor plan is out of the question.

For example,
2 separate hallways/foyers
The AZ is purely a passage room and also very narrow at 2.14. Why are office and study separated at all?
The kitchen almost corresponds to prefabricated building dimensions from GDR times.

Get advice, look at finished floor plans and don’t tinker around pointlessly.
A bungalow is actually not suitable for a small plot. If you now also draw in driveway, terrace 1, etc., your plot is full. Except for a 3m strip of green around it, you have nothing. If a second terrace is planned, it will also be difficult to comply with the floor area ratio.

In my opinion, a short driveway to the carport would make sense. Possibly privacy/noise protection to the street (as long as it’s not a highway), terrace on the south side, and then a one-and-a-half or two-story house. By the way, the sun also shines in the west. The living room does not necessarily have to face south.

The study is for the woman, she can do laundry there, etc. but you are right it's a bit small.

How do you like this floor plan? The terrace is in the west, the kitchen is bigger, large hallway, etc.

The first floor plan is homemade without any love. The second one is copied from the depths and vastness of the internet.
Go check out Danwood!
