We are aware that there will be no garden at least on the backside. Regarding the view – it is already completely blocked by the elementary school, so the view of those buildings will hardly be worsened.
The municipality designated a new development area in 2015 and would like to sell all building plots there. Unfortunately, this development area is located on such a poor slope location (east slope) that the south side will definitely not receive sunlight. That is exactly why over 50% of the building plots there have not been sold to this day. In addition, the price per square meter is more than unusual for the area. Missing a garden is therefore not a problem for us, or rather there is still a garden laid out in front of the existing house. Our budget is limited, as mentioned – we would like to use the existing property to realize our own home there. Purchasing a separate plot of land is currently not financially possible – even if it were, unfortunately there is none in the village that would meet our requirements or would be more than twice as large.
I will post an excerpt from the notary contract online here, which provides more detailed information about the right of access. If the whole matter is so hopeless, then probably only an extension to the existing building remains – at least that is what we were informed at the district office – one can rather hope for a positive decision, or an extension cannot be completely denied due to existing building rights.
