If you are located in the outer area (one can almost assume that since it is an old farm), the likely answer to all options is: Not possible, as it cannot be approved.
You will get certainty by talking to the authorities or submitting a building preliminary request.
P.S. Why do you see saving potential in your options – costs will be identical? What is the difference in ongoing costs? Do you have higher flexibility now?
If the costs for all options are higher than buying a building plot + new build, of course it wouldn’t make much sense. But I assume it will be cheaper(?). In an apartment, you are relatively flexible if you change job/location or want to downsize/upsize.
Who is building there? Keyword "Altenteiler"
Read §35 of the Building Code, then you will know what is allowed and what is not. Is it also a §35 area or rather a §34? Have you already spoken to the building authority?
Is there a strict definition of outer area? The house borders a federal road and this in turn borders a very densely built main road (however that is already the neighboring municipality). On the other side, there are 3 neighboring houses directly next door and another 3 behind the house (in the direction a new building would go). The neighboring plot, however, was rezoned from meadow to building land about 15 years ago and then built on.
So it is not a core village area, but also not a lonely house on a lonely meadow.
In the area, you see many new buildings next to farms, but these are mostly these retirement houses that farmers can pass on to their children. There was such a case in the family as well.
What about the other 2 building parts of the farm (apart from the barn)? Are they inhabited?
The house is inhabited, the garage is used just as that.
