The architect fees (about 15% of the construction costs) must be added, just like the outdoor facilities including driveway/garden (usually €50,000+ as a standard budget). We are currently building an approximately 200 sqm single-family house with a garage (BaWü) with an architect. We are budgeting about €800,000 including construction/architect/outdoor facilities etc. (but excluding smart home/kitchen/furniture etc.). Since we are building on a slope, the costs are certainly higher than on flat ground.
I also consider it sensible to use the equity capital to finance the actual house construction, as this helps reduce long-term interest.
€70K is, in my opinion, not very much, but also not little. Above all, you have planned a buffer for all eventualities. Maybe you can even use more equity until you finalize the construction financing... With the total family income, you don’t need to worry about the loan. I would, in your place, first have a rough cost estimate made by the architect based on your wishes. After that, you get in touch with a financing advisor / house bank and discuss all possible options for financing.
