Build new or wait for an affordable house to become available?

Hm... would you possibly tell us the name of the little village where this question arises? 200 inhabitants, but a primary school and kindergarten? Where do the children come from then? In the end, is there also a shop? The villages of this size that I know are struggling to have a bus stop, they don’t dare to dream of anything else. Most young people leave, here and there one stays, but that is really the exception. And yet the land costs more there.

The primary school and kindergarten are in the neighboring village (about 900 inhabitants), but that is only 600m away. The catchment area extends over three more villages, adding another 800 inhabitants. With a total of 1900 people, there are enough children. No, sorry, I don't want to say exactly where this is, otherwise I might as well post my name and photos.

So if the infrastructure in terms of schools etc. is available, plus the described proximity to Cologne and Bonn... then even the "double costs" of 18€/sqm are such a bargain that I would prefer to buy everything immediately. Honestly, I recommend that to you as well before anyone else catches wind of it. It doesn't matter if the municipality prefers families... as soon as the first major investor waves the money, the principles are quickly forgotten.

How is it now with the development? Is it coming on top? I don’t want to sound negative, but something like that has to be clarified. I think it’s good that the [TE] definitely has a strategy.

There is a reason why the land value is so low. Travel from nowhere to the nearest big city = one hour. That is why the plots in the east are just as popular as with you.
I know enough customers, e.g. in the Eifel/Fore-Eifel, who have no idea how to stop the rural exodus from there. Prices are dropping and the residents are getting older and older.

Nevertheless, I think living in the countryside is great. But please not totally in the middle of nowhere and throwing money out the window...

No one has to be afraid of major investors there either – they want to make money, not sink it.
