Build new or wait for an affordable house to become available?

Hello Anne, we are only building because of the surroundings in our area! We also don’t want to move, our plots cost 190-300€ per sqm but since we can all reach here within 10 minutes and we love our surroundings with forest etc, we will build soon. If I were you, I would buy immediately for 9 euro, that’s like hitting the jackpot, cheap exactly where you want to stay!

For us, it’s the other way around, we have to pay a lot to be allowed to stay.....

Do it. I would buy the building plot next door right away if possible!

Simply great, almost like a fairy tale!!!!

No, you are pretty much right there. Construction costs do vary regionally, but not so much locally. 300k is quite a lot for the size of the house. They say about 2k per sqm, but that doesn't include outdoor facilities etc., and also the price per sqm tends to be higher for smaller houses than for larger ones, so it fits. Especially as a first estimate.

Build!

My grandma is 97 and still walks quite well through her house. Who knows how long the other grandma will still live in her house? Since there is already a child, I would find it wrong to wait forever for one's luck.

With the earning prospects, support from mom, and plots of land almost for free - it hardly gets better.
In my opinion, the advantages of a new build outweigh the disadvantages.

Definitely buy. I don’t want to spend T€ 300 and as soon as the house is built, it’s only worth T€ 150. I’d rather make myself comfortable in the used house for “small” money and spend the savings on a nice life. If, for whatever reason, a move should be necessary, selling won’t hurt then either.

Since grandma lives there, you always have a local anchor point. Especially with rural doctors, the communities try everything to keep them in the area... The main thing is that they settle here. If you really have to move, you can also rent out the house.

Especially in an area with these land prices, you probably won’t pay 300,000 euros for the new construction...

I don’t understand why it is recommended to build new here. If the OP already writes that a loss in value is programmed due to the weak resale market, you can’t recommend building new??? It’s not about the construction costs of, for example, €300k, but the total costs including interest payments. If those then amount to €400k and the house has to be sold in 30 years as a retirement home for €200k, then you have simply made a loss of €200k.
