Broker sells house without current building permit. Notary costs?

No, not per se. But if one conceals it deceitfully, then it is fraud.

After all, it would have been easy to have the building file copied at the office right at the beginning due to our request. Real estate agents and sellers have the right to inspect it. I do not. However, this was delayed until the notarization appointment was set. It was probably supposed to be postponed until after the notarization appointment. Then we would have signed and made this great discovery ourselves at the building authority.

And that is fraudulent, even if the fraud is not easily provable.

That will be the problem... The question is whether one also has to prove this fraud to the seller = owner. Can't it be assumed that the owner must have known about the missing building permit for many years or is partly responsible for it? Whether he tells the broker or not is then his problem.

Is the current owner also the builder?

Why probably didn't they come around with the documents... neither of them?

No, he is not. He bought the house about 15 years ago. At first the son lived there and then it was rented out.

The interesting thing is, since it is a semi-detached house, the neighbor apparently also does not have a permit. The house was originally planned and approved as a single-family home before it was built differently. The neighbors are also the builders of their half.
The building authority must have made quite a mess during the inspection.
