Brandenburg: Gallery level/attic floor

The elevation is 34 NHN - the 38 refers to already allocated plots where two full floors are permitted.
The plot is very flat and has a slope of just under 30cm over 50m. It is at about 28 NHN, approx. 25 cm below street level (28.25 NHN).

The house is planned with 14m x 13m.

The idea was to set the floor slab at street level: 28.25 NHN
Then finished floor: 0.25 m
2.7m room height in the rooms - whereby the living-dining room is about 60m² and open to above.
Gallery level as wooden beam ceiling with 0.3 m
Then we would be at 31.5 NHN leaving a regular 2.5m - with roof and insulation of about 0.4m then 2.1m. If somehow an additional row of bricks is added, it might be 2.4m. The gallery is not meant for permanent living but for occasional seated activities and storage.

With the roof, unfortunately the architect (from another state) was no real help and his idea so far is a simple hipped roof, which severely limits the storage space. Attached is a greatly simplified draft.

That works. Search for Bungalow Kerstin 10 with gallery from glampke-haus. A bit small but if it works there, then it will work a bit bigger too. There is still space upwards.

Thanks. I just requested details for Kerstin 11 – that’s a bit bigger. A wooden house isn’t the top priority, but you never know.

What kind of architect / "architect" is that, and why do you take one from elsewhere? You can fit 145 sqm in a 14x13m bungalow. Name the development plan (without link!) and show the plot. An almost square is rarely an ideal basic shape.

The wooden house has the advantage that you can install an open beam ceiling, then you only need 2.35 m to the bottom of the beam. That easily saves 20 cm. The house Kerstin has an open living-dining area and the gallery where the ceiling is lower. With a roof pitch of 20 degrees, it can also be a bit wider and with a knee wall.

Is there a plan of the plot as well as the development plan?
