Boundary construction with garage

I think I'm missing something, or maybe you are
But the boundary wall in this case (you can see the boundary dashed in purple) is only 3.00 m high due to the sloping side of the hip roof, on the right, or east of that, is the neighboring property.

If I were to build with a gable roof now, the middle wall height would be 3.90 m as you wrote, I would have to set the eaves so low with a garage depth of 9 meters that I might just barely get a Ferrari through (which I unfortunately don’t own ) or take an asymmetrical gable roof (but I don’t like that).

Yes, that’s correct - however, the measurement is not only taken at this boundary (to the neighbor), but the average of the height of the wall adjoining your house and the boundary wall. If the garage’s WD - measured at the wall of your house - would have a height of 4.80 m and the height at the boundary is 3.00 m, the average of this value is 3.90 m. 4.80 m + 3.00 m / 2 = 3.90 m.


In my opinion, if it is to be a hipped roof, you will have to save 90 cm in height on the house side; unless your development plan allows exceptions for boundary garages. An architect can show you this; possibly also apply for a waiver or work out other options.

I think if that is the case, I won’t be able to avoid an exemption. I will make an appointment with the responsible officer at the municipality and see what he considers sensible. If I already need an exemption, then maybe for a flat-roof garage right away, that would of course be my preference.
