If applicable, can someone tell me something about the offer:

Something doesn't add up with the [Bausparsumme] and [Auszahlungsbetrag]. You probably have 2 [Bausparer] of 50,000€ each and 2x 500€ [Abschlussgebühr], right?

Do the remaining key data fit? Not that you take out two building savings contracts and in the end you can't use the loan because you don't get financing for the rest?

Hello Musketeer, no it is 1 home savings contract, with Signal you pay 1% closing fee on the home savings amount (not on the total loan). I hope the data is correct, it comes directly from Signal.

Then it doesn’t fit.
The [Bausparsumme] = the payout amount from loan and balance.
As a rule, depending on the contract, 30, 40, or 50% of the [Bausparsumme] is saved up and the rest is paid out as a loan.
7 years multiplied by €498.81 and 12 months + the negligible interest results in a balance of just over €40K.
In your contract, this seems to be 40% of €100K.
That would suggest a [Bausparsumme] of €100K in your case. From that, the obligatory 1% closing costs apply.

What you should generally keep in mind is that for a €58K loan you have a relatively high rate.
That may then leave insufficient leeway for the annuity loan.

Exactly, it is actually 100K€ (total payout of savings + loan), and I would have to save 40% to then receive the loan of about 60K€. I would then have to repay it at 1% (600 euros monthly) to reach a 2.25% loan interest rate. Is that too high?
The idea is to purchase a property (about 250K€) and after about 10 years pay off the follow-up financing with the building savings contract (-> secure the current low interest rate now)
I have read about the closing fee several times now and I have two offers in front of me. Apparently that is the case with Signal...
Please correct me if someone knows better, that’s why I am here
