Show the entire house design. I have the well-founded suspicion that the planner might be clueless about more than just the interpretation of [Baulast]. By the way, I also do not see the [Baulast] as only taking effect from the tenth meter.

But it looks different in your construction drawing. A hobby room also always triggers setback areas. Well, and the neighbors are reluctant to take on a building obligation. So omit the passage, carport 7m wide, 6m long, bicycle and equipment room 7m wide, 3m long. Alternatively, the room for the hobby equipment and/or the bicycle room can be placed in the setback to the other neighbor. Edit: There are not only setback building obligations but also attachment building obligations; then the neighbor can also benefit from a longer boundary development.

I by no means meant only the site plan.

I would never ever design a carport based on the length of the current small car.

I completely agree! It apparently "doesn't matter at first" how the ancillary facility is sketched.

The attached building encumbrance sounds interesting. Does my neighbor have to build along the entire length there? Or can he build only a partial section and thus have fulfilled his obligation? The neighbors are also planning to set up a carport on the building boundary.






That is definitely not our intention either!

Unfortunately, I have to disappoint you right away, because - subject to knowledge of the full development plan - your attachment in #9 shows a building envelope with boundary setbacks on all sides. Without an additional exemption from the development plan, I therefore see no chance to exceed the 9m limit. By the way, not even with the setback easement, because §23, paragraph 5 of the Land Use Ordinance only allows setback-free structures outside the buildable area.
If your building permit authority offers builder consultation, I recommend presenting your plans. Some authorities are quite flexible, some are programmed only for resistance. How does your planner intend to fulfill your wishes?

Edit: A Caddy is at least 4.40m long.
