Hello everyone,

I have a request...

We have been living in our own house since 2012, currently on one level. Since child no. 2 is expected in July and there is only 1 children's room on the ground floor, we are converting the attic.

Here are some facts about the existing building:

House length 15.38m x 10.82m

1. We have already built a dormer on the roof, which is in the office and bathroom, and where the windows are already fixed.

2. On the floor plan to the right, the knee wall is 1.35m (in the bathroom and office a full storey because the dormer is there), on the left 1.25m.

3. The roof covering is made of metal, so roof windows are not an option. Only in the upper part of the dormer are 2 large roof windows installed to have daylight in the hallway/stairwell.

4. The two planned children's rooms each get 2 balcony doors or door elements at the top of the floor plan, where the lower part is fixed and the upper part is openable...

5. No window is planned or possible in the planned storage room. No windows are possible along the entire lower side of the house because our company is attached there and it is a firewall.

6. The stairwell is like a sort of gallery, next to the stairs there is a small balustrade.

Here are the "problems" I have with the floor plan:

a) The room for child 1 is much too big for me. But the purlin is at approx. 3.30m from the left, where the room height is 2.10m. To the left of that, the slope is below 2m.

b) The room for child 2 would be okay like this; the purlin is 3.36m from the right!

c) The storage room could, in my opinion, be larger so that child 1's room becomes smaller. But here we have the problem that you can no longer get into the children's room...

d) Bathroom and office are okay, they are also coordinated with the dormer and also with posts that stand there, so that these disappear in the walls.

I am attaching the floor plan of the planned attic floor as well as, for information, the floor plan of the ground floor.

What kind of roof is there? Gable roof? What pitch?
And have you already made a building inquiry regarding the [Ausbau DG]? Is it allowed?
How old is the house? I can hardly imagine it right now :)
Is the north orientation correct?

First of all, the "most important": even a roof conversion requires a building permit or building notification (depending on the state building regulations).

If I understand correctly, are the long sides the gable sides here?

How is it with the materials: is it a wooden beam ceiling, so that the walls would have to be built up above those on the ground floor?

It would be helpful in this context to distinguish the drawn walls between existing and additions. Also, all the walls look the same to me, shouldn't "masonry" and "lightweight construction" be combined?

Shouldn't there also be a chimney somewhere?

Regarding the heights, you have written how the knee wall is arranged - so the issue of the 1m line is settled. The course of the 2m line would still be interesting to see.

Basically, when converting attics, it is helpful to continue wastewater downpipes and risers in a straight line, and to orient wet rooms accordingly.

For two children, I already find the area of the smaller room not too small overall. Should the entire floor area be converted just because of the additional need for the children's room?

I would base the decision for roof windows less on the roofing material. How is the roof insulation arranged?
