So I’m digging up the topic again!!!!!! We finally made it.... We found and met the owner! It took a long time.... So about the procedure once again: I asked around among acquaintances and they immediately advised against it and said it wouldn’t work anyway. Then some time passed and we took a bit of distance from the matter. At some point I simply went to the land registry office and politely inquired ops: Got the address, contacted the owner and suddenly you’re in a conversation and just waiting for a final answer *pray and keep fingers crossed* ops: True to the motto: Those who don’t ask remain ignorant Quick question I still have. The building plan for the plot is relatively old, but it states that a gable roof must be built. Yes, the other houses all have gable roofs, but we want, if anything, to somehow combine a gable roof with a flat roof or just use a flat roof. Would that be possible or rather not? Do you have any suggestions on whether and where to find nice examples on the internet? The development plan states: -Gable roof -Open construction - I-II storeys Best regards Hermes

Congratulations on the positive step towards the property.

If [Satteldach], then a flat roof is not allowed. However, for subordinate buildings (parts), a flat roof can be used, but the main house must have a [Gesattelt].

Always stay positive!


As you write, the surrounding buildings consist of gable roof houses; they are therefore built according to the development plan and without deviations. Then – unless the development plan was deviated from in the immediate vicinity of the plot – no permit for a flat roof is to be expected.

Otherwise, always seek conversation with specialists; they usually get further at the authorities – at least with good contact.


With old development plans, it is often the case that for example dormers/bays or the garage roof must be adapted to the main roof shape. So the textual stipulations remain to be awaited or statements from the OP regarding the existing design of the built-up buildings in the nearby area.

Hello, I have to say, if I only have gable roofs around me, I wouldn’t want to build a flat roof. That really looks terrible then. Then I’m always the one with the odd one out and the neighbors are immediately skeptical.

A flat roof is possible, but only with a permit to deviate from the development plan, meaning if it is presented as such in the building application and approved by the administration, it is allowed. To inquire about the prospects of success, I would speak informally with the building authority in advance.
