Assessment of financing plan, conditions bad?

Well, we had the apartment appraised by real estate agents, the average price is currently around €190,000 and we still expect a price increase over the 3 years. We want to use the money to pay off the KfW loan so that only one loan remains and then make additional repayments.

Rental income x 12 = €6000. €6000 from €100,000 = 6% It is a bit simplistic since taxes and maintenance still have to be deducted, but that's the rough idea ;)

This is because we do not get the one subsidy loan, without this loan the conditions are unfortunately different

If the property is not intended to be held long-term anyway, what would be the reason not to sell it now and secure the better interest rate?
Alternative question, why do you want to sell it later?

Regarding the 500€, I assume that is what you end up with net in your hand after everything is paid and the apartment is free of debt?

With the 190 from the apartment sale, thus only a 250k loan and maybe a 1.2% interest rate with a 1100€ installment, you would certainly be done in 21.x years ;)
