Assessment "Fixed Price" Detached Single-Family House (Solid)

Hello everyone,

my husband and I are planning to build a detached single-family house in solid construction for ourselves and our two kids (3 months and 5 years).

We have reserved a plot of land in the Böblingen district and would have the house built by the company that is also selling us the land. (No idea whether this would then be a general contractor or something else :( )

After an initial round with the architects, we received the associated calculation yesterday. This is significantly above our budget. Now we would like to understand whether the prices asked are realistic and whether we therefore need to simplify the planning or if there is still potential for savings with the current planning.

Here are the key data. If essential information is missing, please feel free to let me know, then I can gladly add it – as far as it is available to me.

    [*]sanitary and electrical installations I would describe as standard. Special wishes such as network sockets, more power outlets will certainly be added
    [*]execution according to the Building Energy Act 2020
    [*]outdoor facilities not included in the price
    [*]double garage with 7.5 x 6.20 m² and two doors, sectional door not included in the price
    [*]entrance area (approx. 9 m²) has quite a lot of glass, otherwise I would not describe the planning as particularly glass-heavy
    [*]the incidental construction costs were specified as €69,000


Fixed price €658,000 (without land, incidental construction costs, waterproof concrete basement, garage, outdoor facilities, kitchen) --> almost €3,300 per m² living area

I find the price per square meter of living area very high compared to the other values I find in the forum.

What do you think? Realistic/plausible pricing, especially considering the current price increases in building materials, or rather rip-off?

Well, due to these rather above-average standards, especially with 2 roof terraces (+electric shutters, tiles for 40€, lift-and-slide door, higher ceiling height, 4 floors) and the gigantic living area, I estimated it while reading to be around 700k. Böblingen is also not exactly a cheap area.

what is your desired budget and have you communicated it to the company?

If you have to build with the construction company that is selling the property, this is, to my knowledge, a developer. This means that with 5% real estate transfer tax on the total amount, about 50k will be due for this. Maybe not insignificant either.

I agree with my predecessors. Huge house (including several terraces) with sophisticated architecture. Let's assume €2,500 per sqm of living space. = €500,000 Then the basement = €73,000 Then an additional charge due to terraces, ceiling height, etc. And suddenly you're at your price. Isn't normal architecture enough? Or is it possible to go smaller than almost 300 sqm of living/usable space? Otherwise, you'll have to dig deep into your wallet accordingly.

I would have estimated a bit more as well, I actually find the price quite good for the project. Where do you have a different calculation?
The invoice from my predecessor illustrates it quite well, but he forgot the additional construction costs. With those, you are already at 640 thousand euros. Then there are various surcharges.

Or are no additional construction costs or basement included in the 658 thousand euros? Why did you exclude the waterproof concrete, hopefully you won't be bricklaying the basement??
